ALPHA’s Computer-Aided Facility Management (CAFM) tools and services are dynamic. They include the implementation and adaptation of existing systems, defining upgrades, executing system development, system implementation, and ongoing operations maintenance, support and planning.

Building Information Modeling (BIM), Computer-Aided Design (CAD) and Geographic Information Systems (GIS) are key components to ALPHA’s facility asset Planning Services. It is the process of building digital representations of physical, functional and geographical characteristics of a facility to make data more organized and accessible for comparison and integration across multiple project planning activities.

During these planning activities, ALPHA looks at facility condition, spatial utilization, suitability, physical security, environmental compliance, real property assessments, building codes and facility mission requirements to get you the specialized analysis you require.

Design: Effective Strategies
ALPHA provides a thorough constructability review to help reduce problematic and expensive field change orders. ALPHA will offer holistic facility asset management services which connect to our core-business of assessments, planning and information management, into value-adding services to the short-term (design-construction) and the long-term lifecycle facility management segments.

The assessment will involve mark-ups to existing plans and specifications resulting in other deliverables such as lifecycle cost model(s) and FAM database framework that can be used to capture future component as-built information. This approach to applying building information modeling (BIM) in the programming and planning stages of project development will enable owners to continuously measure facility performance, update lifecycle cost projections and streamline operations by having all pertinent facility management information available to stakeholders.

CAD / BIM
ALPHA has extensive experience scanning, creating, updating, and vectorizing blue line drawings in Computer-Aided Design (CAD) software. Our capabilities also include the migration of 2-dimensional CAD environments to 3-dimensional Building Information Modeling (BIM) environments. The BIM process involves the generation of building data and assigning it digitally to a three-dimensional model of a building and then managed throughout its lifecycle. This type of model gives your organization access to site logistics information, employee schedules, and more, all mapped to the general layout of your site.

BIM and CAD are key components to ALPHA’s facility asset planning services. The generation and management of digital representations of physical and functional characteristics of a facility can be integrated to all projects. Build and Construct: Accuracy

Red Line Original Construction Documents
ALPHA will analyze the factors affecting the construction of new and existing facilities to identify cost saving opportunities and avoid change orders. Red lines are delivered in a PDF format with schedule of comments and recommendations.

Review and Summarize Change Order Work Documents
ALPHA will perform an analysis of the change order history to identify design, code and construction improvement opportunities and incorporate them into the red line document for convenience, efficiency and maximum return on investment.

Operations and Maintenance: Efficiency
Maintenance Schedule Development
Proper building and equipment maintenance directly affects the length of its useful life. Insufficient maintenance schedules leave resources in ill repair. Increasing the difficulty of maintaining usefulness of the asset and the chance of the asset reaching failing status rendering it unusable. The replacement or major renovation cost of repairing an asset unmaintained will cost more than the regular upkeep. Additionally, consider the cost of the equipment being out of service. With ALPHA’s Maintenance Scheduling Program services ALPHA can set up a schedule that will balance your needs and resources and best insures the overall health of your properties and assets. Evaluating repairs and projects requires us to look at the repairs as major or minor. A major repair project requires a look at the minor systems that will need to be replaced, but some minor repairs can effectively corrected with minimal effect to the surrounding or effected systems.

Maintenance Management
ALPHA’s Computer-Aided Facility Management (CAFM) experience includes implementation and adaptation of existing systems, definition of upgrades and new systems, system implementation, and ongoing operations maintenance and support. ALPHA’s approach merges suitable business processes with the right software tools and technologies. ALPHA has extensive experience providing maintenance and technical support for the Department of Defense Education Activity’s (DoDEA) database tool set used worldwide by DoDEA’s technical and management personnel. ALPHA has been entrusted to provide a design and enhancement system that will be DoDEA’s next generation facility management system.

Maintenance Schedules
ALPHA will develop planned preventive maintenance installation schedules, providing a set-up based on the basic following steps:

1. Development of equipment listings after the equipment inventory data is collected in the field.
2. Refine and post the equipment list spreadsheet: Import the data into an online database.
3. Design process: The wording of the actions and the scheduling of PM work orders are determined in order to customize your planned maintenance program.
4. Template load: The wording and sequences for the planned maintenance system are entered into database.
5. Post the PM Schedules: Each type of equipment is scheduled for PM actions by location. This process typically is time consuming and requires attention to detail.
6. Follow-up Training (Corrective maintenance routing and implementation)

Review and Summarize Work Orders
ALPHA will interview facilities staff and review and summarize Work Orders generated over the past 12 to 24 months
.

Additional Scenarios
In addition to the proposed scenarios, ALPHA will develop new cost models with different systems and provide a contrast analysis, including capital requirements and funding levels for Operations and Maintenance.

Assessment: Organization
An audit service for your facilities is available for multiple system categories and levels of evaluation. Systems are reviewed for deficiencies in functional adequacy, efficiency, safety concerns, condition and for code adherence. A Facility Use Study (FUS) is conducted to evaluate the usage and demands on a facility to help you optimize the space you have or help you with a Master Plan for expansion. This assessment is important to your patrons and your organization as adhering to these plans and laws is important for maintaining a safe environment, minimizing potential lawsuit vulnerability, and maximizing facility access and usability.

Comprehensive records are collected with photos of all the assets on site. Once the system-wide standard for organization is in place, adding and removing items becomes streamlined and simple.
